The Buyers Journey

Welcome to The Reserve at Barefoot Landing! We want to ensure a smooth and transparent process for purchasing your lot purchase. Below is an overview of each step in the buyer’s journey to help you navigate the process with confidence.

Identify Your Lot

Please register on our website so we have the correct buyer information for the agreement if you decide to move forward.

Sign to acknowledge receipt of the Property Report

Required under ILSA (Interstate Land Sales Full Disclosure Act)

Deposit & Agreement

Once the Property Report is signed and the lot is identified, the agreement will be sent out for review and signatures.  A deposit of $2,000 will be required for every lot. 

If the buyer does not sign the agreement and the deposit check is not received by the 3rd day after reserving your lot online, the lot will be released. 

Agreements are signed by all parties electronically and sent out Monday-Friday (8 AM - 5 PM). 

Once the $2,000 deposit is received and the buyer signs the agreement, it will then be signed by the seller.

Deposit Checks are made out to Jones, Childers, Donaldson & Webb, PLLC.

Rescission Period

You have 7 days to review and feel comfortable with your purchase.

 

During this time, the deposit will be deposited with the escrow agent. If you choose to cancel the agreement within these 7 days, your deposit is fully refundable.

Closing Process

The seller’s attorney will handle the closing on behalf of the seller. Buyers are encouraged to use this attorney’s office as well to avoid any seller’s attorney coordination fee, which will be billed at $285 per hour, and charged to you at closing.

  • Closings will be scheduled 30-45 days after the end of the recession period.

CLOSING OPTION:

  • Cash Closings: You may sign all paperwork electronically without the need to attend.

  • Financed Closings: In-person attendance at the attorney's office is required; alternatively, a remote closing is available (an additional fee applies).

NOTIFICATIONS:

  • A closing reminder will be sent two weeks before the scheduled date.

  • An additional reminder will be sent 48 hours ahead of closing.

  • All closing funds must be wired to the attorney’s office before closing.

Setting Up Utilites

For insurance, safety, and liability reasons, DURING THE

PRE-CONSTRUCTION SALE, RVs AND UTILITIES CANNOT BE SET UP ON THE PROPERTY.​

You will receive a 2-week notice once The Reserve is ready to open, so you can begin setting up utility connections.

Before closing, you may arrange for the installation of utilities. The developer will provide access to water, sewer, electricity, and cable/phone services to the edge of your lot. You are responsible for extending these lines to your RV pad.

Important: Utility lines cannot be extended until after the deed is recorded.

Congratulations & Welcome

Upon closing, your deed will be recorded with McDowell County, North Carolina.  No vehicles or utility installations are permitted until the deed is officially recorded.

Post-Closing Follow-Up

  • Once the deed is recorded, you will be provided with the community gate code.

  • The Property Owners Association (POA) will contact you to set up your account for annual dues.
